Through highly concentrated marketing, flexible opening hours, free market valuations, accompanied viewings, careful tenant referencing and, of course, our website, we can ensure that the right tenant is found for your property without delay.
We offer everything from a full property management service to a find-a-tenant service and everything in between. All our services include a full inventory of the property, careful tenant referencing and full marketing of the property and no fees are due until the property has been successfully let.

Full Management Service
We undertake to:
- Personal inspection of the Property by an experienced Manager and a rental valuation
- Prepare marketing particulars, arrange and accompany viewing where appropriate, advertise and market the Property until Tenants have been secured
- The thorough referencing and vetting of any prospective tenant
- Prepare Inventory and Schedule of Condition
- Preparation of Tenancy Agreement
- Arrange transfer of utilities / meter readings to the Tenants
- Collect Deposit monies and hold in Client Account
- Collect rents by Standing Order and account to you monthly
- Arrange any necessary maintenance to the Property and deducting costs from the rent received
- Carry out regular internal inspections throughout the tenancy
- Arrange a thorough final inspection at the end of each tenancy
- Provide general liaison between Tenant and Landlord including providing a 24hr/7 days a week emergency number
Let Only Service
We undertake to:

- Arrange transfer of utilities / meter readings to the Tenants
- Inventory to be arranged by the Landlord unless otherwise agreed
- Preparation of Tenancy Agreement
- Collection of the first month’s rent and damage deposit
- All monies collected by Riverdale Estates Ltd will be forwarded to the Landlord less our agreed fees
- Notify Tenants of Landlord’s address and contact details so that the Landlord can be contacted if any problems arise and rent money can be paid direct
